Do I need Planning Permission?
Certain changes to existing properties do not need planning consent and simply require prior approval from the local authority. Drawings, supporting documents and a written description of the proposed development are necessary for a prior approval application. This stage is usually the first step in exploring your options. Our team welcomes initial discussions and is happy to carry out site visits in order to answer the question of whether the project needs planning permission.


Pre-Application Advice and Submissions
Larger, or in any way controversial, projects require a sound understanding of relevant site constraints and potential development opportunities at an early stage. We work collaboratively with local authorities and specialist planning consultants to identify and resolve issues before submitting a formal planning application.

Design Brief & Conceptual Design
Here at LIVING DESIGNS we listen carefully to your ideas and together we will explore every aspect of your requirements and aspirations in detail. A brief will evolve during the course of these project discussions; listening to and fully understanding a client’s needs drives our fluid design approach.
We apply a responsive and sensitive approach to the architectural design process and this is reflected in a combination of creativity, openness of spirit and the innovative use of carefully considered and sustainable materials.
Once a brief has been established, and prior to commencing the design stage, we may engage with both geological and environmental specialists to ensure the design is both feasible and conscious of its surroundings.


Detailed Design and Planning Submissions
Once you are happy with the concept we have worked on together, our team will develop the design further and create a detailed proposal ready for formal submission to the local planning authority.
Using computer-aided design (CAD) software, the proposal will comprise site plans, floor plans and elevations. These submissions are usually complemented by 3D computer-generated imagery to provide contextual information.
Engagement with local decision makers is a key factor in successful planning. Following a formal planning application, we will continue to monitor the progress of your application and liaise with the relevant local authorities throughout.
